Biess Marks 16 Years with Record Loan Projections and Portfolio Growth
El Banco del Instituto Ecuatoriano de Seguridad Social (Biess) marked its 16th anniversary on October 18, 2026. Since its establishment in 2010, the institution has disbursed approximately $57 billion through mortgage, quirografario, and prendario loans. This total includes 268,065 mortgage loan operations, 32,226,832 quirografario loan transactions, and 2,664,430 prendario loan disbursements to affiliates and pensioners of the IESS.
For 2026, Biess is on track to disburse $5.8 billion in loans. If this projection is realized by year-end, it would represent the highest annual loan placement in the bank's history. The institution has solidified its position as the largest bank in Ecuador over its operational period.
Biess's portfolio has expanded significantly, growing from $2.9 billion in 2010 to a projected value exceeding $30 billion by the close of 2026. This projected figure for 2026 is ten times the value recorded in its inaugural year. The bank reported a solid financial standing in 2026, with a 9.17% return rate, which is the highest in its history.
Demand for Biess credits in 2026 is partly driven by the introduction of the Plan Credicasa mortgage loan, which offers an interest rate of 2.99%. This financial product has reportedly enabled over 1,500 families to acquire their first homes with what is described as the lowest interest rate available in the market.
What to watch
Monitor the final 2026 loan disbursement figures to confirm if Biess achieves its projected $5.8 billion, which would set a new historical record for annual placement. Observe the continued impact of the Plan Credicasa mortgage loan on housing access and the overall growth trajectory of Biess's portfolio.
